Yea, I can hear it; “This guy is in business to paint exteriors, so naturally he’s going to say “Paint it”. Absolutely not! Painting Exterior Sheathing vs. New Wood Siding

Painting New Exterior Cedar Siding or Sheathing

Painting exterior siding on a regular 10-15 year basis, opposed to never painting siding until it is so dilapidated it must be replaced will cost much more in the long run. Many who never paint siding, have also not thought that once siding is replaced, it must be immediately painted, costing even more than replacing siding alone. What many do not understand is the exterior sheathing is the outer layer which keeps and protects the contents and occupants inside. This outer layer receives the brunt of all weather conditions your area dishes out, rain or shine. Most new siding comes pre-primed, ready to receive exterior paint coating. If the new siding never receives coating over primer, it’s set up for disaster. This is why most decide painting new siding, over primer; To protect the new siding for many years to come.

Re-painting older siding is a real plus, extending the life of that current siding you already have in place. Let me repeat; If you do not re-paint current siding, your siding will deteriorate, sometimes beyond restoration, requiring replacing with new siding, thereby costing much more in the long run. Having a quality painting contractor apply a professional exterior paint coating is much cheaper, that the alternative, removing old, replacing with brand new siding, saving thousands in the long run. Yea, most would conclude, some saying this is profound, but I wanted to put some actual numbers to this philosophy, showing in black and white, in a clinical blog table, if everything is the same. Same siding, same exterior paint, same contractor, same everything, only expanding the size of home, as naturally a larger home will cost more than a smaller one.

Changing Motor Oil Similar to Painting Home’s Exterior

Cannot stress enough, where ever you live in the country, painting your exterior should be top priority, instead of thinking of new siding whenever that may be. I know there are some who never change motor oil in their cars, as I have met only a very few. Those same people never give another thought of painting the exterior sheathing or siding of their homes either, getting back to the infamous cliche mentioned above.

New Vinyl Siding is Cost Prohibitive

Right, vinyl siding can be painted, lasting years, having a fresh new exterior house color, as we have painted many. However, installing vinyl siding, the cost is so prohibitive, one would need to live in their home 35-40 years in order to pay for it’s self, not having to ever paint the exterior again. Well, this calculation will be in the next chart I plan writing. But for now, this chart below does not include vinyl, only original quality wood siding that came on your home when it was built. And yes I’ve outlined in my table a comparison using 45 years from an exterior paint standpoint, knowing the fact every home must have some sort of siding, and protecting to last this long or longer, fresh new paint is key, and not installing vinyl siding to cover-up the initial problem, knowing at some point, your vinyl siding Will be painted, either by you, or the next owner of your property. As you can probably guess, I’m against vinyl siding, as it is flimsy, moves with the wind, cheap plastic that hardens and cracks as it ages over time. Furthermore, wood is much more durable than vinyl when it comes to hail storms.

A.) Not Painting Exterior Siding

Never painting exterior siding, there is zero painting costs associated with this, including scraping, caulking, priming, and weatherizing your exterior. However, you will be replacing, or having us or someone else replace your siding if you elect not ever painting it, becoming deteriorated that no paint will magically improve. Matter of fact, when we paint an exterior, our first SOP (standard operating procedure) is to power wash. With siding crumbling off in one’s hand, a light power rinse would tear this type of siding up to smithereens.

√ Paint is not smart. Paint is only as good as the substrate it is covering. Therefore, if someone asked us to paint this siding above, sure we could do it, for a price. Only difference is, if we were to paint this siding, no warranty would be issued, not even a week, no matter what type of exterior paint we would use. Life-time paint will crack, peel, and flake off just as quick as 15 year paint, knowing the siding has that Apple Pie Crumble on bottom.

B.) Siding Replacement Costs-Highlighted in Red

Siding replacement costs are a direct result of not painting exterior siding or sheathing on a regular basis. National average wood siding costs per liner feet to remove, dispose, and replace new siding, which includes fasteners, vapor barrier under-lament, trim boards, labor, proper siding equipment and tools. Average home is considered 2000 sq. ft. of floor space. Calculating siding costs all the way up to 3000 sq. ft. as most homes fall within these living space averages. Sure there are much larger homes, and siding costs goes up proportionally for painting and or siding replacements.

C.) Required External Painting Cost

This is where I mentioned above, any new siding replaced is required to receive new exterior paint immediately after replacement, adding to the initial cost of replacing the siding. You just can’t get around it. All exterior siding is required to have a fresh pliable paint coating to protect the wood fibers underneath. Once new siding is replaced, the next important step is painting it, so you don’t have to replace this expensive feature of a home again! So, this required external painting cost for new siding replacement must be considered.

D.) Siding Repair Costs, if Maintained-Highlighted in Blue

Best Scenario

If siding is maintained properly, there rarely would ever be cost involved for replacements. Maintaining this external sheathing is best achieved by you guessed it, keeping it freshly painted. As paint ages, it dries out, usually fades first, becoming brittle. Any movement of siding caused by winds, temperature changes, will cause this aged paint to crack, peel, chip, and flake off, exposing the wood underneath. Once this happens, moisture is allowed into wood, thereby causing swelling like a sponge, deteriorating beyond repair. If siding is painted on a regular interval, this deterioration will never happen, and subsequently never having cost associated with repairs, being zero.

E.) Normal Exterior Painting Costs, over 45 years

Best Scenario

Generally speaking, a good quality exterior paint coating should last 10-15 years. With the advancement of paint’s chemistry by Sherwin-Williams, Benjamin Moore, Glidden and Valspar, exterior paints are lasting much longer today. So only needing 3 exterior paint jobs from today, fast forwarding to 2056, your exterior siding should not need replacing any time between now and then. Initial external paint costs may seem to hurt the pocketbook in the beginning, but your pocketbook will look much more handsomely 45 years later.

Signs Knowing When to Paint an Exterior Home

Several areas to look at determining if your exterior siding or sheathing needs painting. First, knowing how exterior paint reacts to the outside, and different weather conditions from intense Sun, to Rain and Snow is very helpful. The first sign exterior paint will show needing re-painted is fade. Yes, all paints have a tendency to fade, and exterior coatings fade much more quickly than interior ones, because of the extreme temperature changes, and UVA, UVB rays.

First Signs of Paint Failure

No Paint Company, Warrants Paint Fade

This is a very important painting tip to be aware of. I don’t care if you have just purchased the most expensive, double life time exterior paint made, if you carefully read the back of the can, limited manufacture’s warranty does not include paint fade. And again, paint fade is the first sign of a paint’s deterioration and chemical breakdown. What many top paint manufactures do warrant is the paint’s ability to adhere properly, as long as substrate is cleaned and sound. Most people can name these as chipping, cracking, peeling, and blistering. However, no paint in this world is not above, not fading. Therefore, keeping a fresh elastic weather-proof coating prohibits moisture from penetrating siding underneath. In the picture above, moisture did just that, through nail shafts, as the exterior paint first faded, then broke down, becoming flat, loosing it’s sheen and luster. Moisture staying inside, not drying out, Masonite™ siding opening up like a sponge, becoming brittle all within a few years, with nothing to do but replace it. Once exterior paint shows fade, you had better start thinking of having your home painted!

Painting a Residence in Boulder has it’s Deterrents

Always great hearing from a previous painting customer, when another type of house painting is needed. We completed painting and staining a home in Boulder Colorado several years ago for a Doctor who lives in Boulder. Doctor who I will refer to as Steve, has a Cedar home, where we cleaned Cedar siding, and applied a semi-transparent oil stain. Steve called me back last week, asking if we did interior painting repairs, and siding board replacement, which I put him at ease, not needing to looking anywhere else. Taking care of jobs large or small, always glad to hear from our previous customers later down the road. Fortunate having this various home improvement knowledge, because it is always a great feeling

seeing our customers again, for what ever painting projects they may have. Living, working, and painting in Colorado is like (I’m sorry to say if your in another part of the country) being on vacation every day, with views like this. Mountains in the distance is the Flatirons near Boulder, famous for their jagged sharp edges, and beautiful mountain colors carved in stone.

Always enjoying the drive, today was no different, stopping a moment, taking it all in, enjoying the area I’ve grown so accustomed to painting here in Colorado. This snow is the aftermath of Denver’s first major snow of Winter 2011, getting close to a foot in most parts of the Front Range, which our friends on the East coast is getting as we speak.

Woodpecker’s Trick or Treat

Meeting Steve few years ago, I was surprised going around back of his large home, looking over siding, figuring his free quote painting and cost estimate, what a neat and unique idea he had hanging up high under his soffits. Large deterrent spiders looking life-like hanging up high, dropping down, making a gurgling sound as we both walked to the rear of home, too bad it wasn’t before Halloween. They are sound sensitive, dropping down approx. 5-6′ on a line, to scare off wood peckers, running on 2 AA batteries, working very well, as they did that day. Woodpeckers on this side of Doctor’s home being tricked and not treated.

Birds Can Cause Damage to a Home

Well, Steve did not have large as dinner plate spiders hanging on South facing wall, where they felt much safer, drilling a large hole towards the top. These destructive little endangered and protected birds can cause hundreds of dollars damage to a home, if precautions are not followed. This Doctor is a lover of birds, having several birds as pets inside his home. Matter of fact, as we looked over damage today, a Cockatiel resting on his shoulder my whole visit. Downstairs, looking over a few other items for repair, Dr. said “Oops”, hearing a little crap on his shoulder. Therefore assuming Steve having a close relationship with his pet, a lover of birds in general, thinking I would be doing much more than acknowledging my pet cut one loose on my shoulder. These spiders are well worth every penny, saving hundreds in the process, not to mention a favorite Halloween spot in the neighborhood.

Other deterrents while painting homes in Boulder, could be on a much grandiose scale. Always looking over your shoulder, especially on a ladder, have never seen a big cat. Have spoken to many who have heard these cats from a distance, being respected to say the least. paint color choices, the choices are limitless. House of colors, paint decorates for a more to a softer, Earth tone natural setting, with more contrast from walls to ceilings and trim, giving new life into a home. From repainting every room, to adding color accent walls, there is no limit to the number of ways to transform your living space with paint colors. Every so often a new paint color trend is set for the most current painting standard, and keeping up to date will add beauty to one’s decor, not to mention adding value and protection at the same time, as an added bonus. Bringing new colors into the home adds to the personal tastes, embracing other color coordinates such as carpet, furniture, draperies, art, roofing, brick, and cherished collectibles for coordinating your home’s paint colors. House Colors Everywhere

House colors everywhere in your surroundings. Take a look around at each and everything, as they all have color on every surface. Wood tones can vary from reds and browns, to orange and yellows, to light grays. White surfaces generally have some colorant to them, but up against a deeper contrast, they appear to be pure White. Having a touch of yellow, green, blue or red can bring more warmth and contrast to other colors you bring to your walls and ceilings, while Off-Whites are generally used for trim and doors.

Color Wheel

Understanding colors, I’ve included a color wheel to explain. All the hues you can imagine are derived from 3 primary colors, red, yellow, and blue titled with a P. When these primary colors are mixed in equal parts they create 3 more colors, we will refer to as secondary colors being orange, violet, and green. Mix these 3 colors in equal parts, and you have created 3 more being blue-green, yellow-green, yellow-orange, red-violet, blue-violet. Mix pairs of these 6 colors, and you have created 6 more, and so on to infinity and beyond. Adding white, black, and gray can drastically tone down intense colors, thereby giving infinite color choices. First order of business would be which predominate colors you wish to highlight within your home or office, being Red, Yellow, or Blue. For real contrast, use colors from opposite sides of the color wheel, three in a triangle, or four colors in a rectangle. Opposite colors always catches one’s attention and focus. If you see a home’s paint color combination that is appealing to you, ask home owner if they know of the paint color names or numbers. Most of the time homeowners will go out of their way helping you with numbers, as this is a compliment to their exterior paint color choice. Have seen once in my life where this happened, not as explained. Our painting customer liked a paint color combination of a home 1.5 miles away, with 300 homes in between them. Our paint customer went up to the door, asking if they could have the paint color numbers or names, and this individual was reluctant providing, as they thought these 2-3 paint colors were their very own. Hard to imagine paint colors having a patent.
One more thing to think about, when choosing exterior paint colors for your home, is looking around at the colors of your natural surroundings. Trees, soil, grasses, landscape all lend their natural Earth tone colors to the pallet of colors to pick from. Take a look at your roof and brick or stone. The owner of the home, Jim, was also the owner of Fairfield Homes, for which we previously painted many homes and multi-family projects for them. Jim’s home is situated closest to the foothills, near lots of outcropping sandstone, which the paint color combination made perfect sense. So, looking at your natural surroundings is ideal, especially not confined to an HOA’s paint color combination.

When opening these various brochures up, the 2-3-4-5 paint swatches grouped together is suggested by the paint manufacture as being like in nature, going well with one another. This does not mean your not able to pick from one group, adding to another. These are only suggestions.
Last, If you are planning on other exterior home improvements besides painting your exterior, such as replacing garage doors, gutters, siding or trim, best having these completed before painting. Inspecting trim and siding before painting exterior for possible deterioration is key, keeping everything running in the natural order of construction and exterior painting, saving time and money. Doing things in the proper order allows the most time saving means of completing everything as scheduled. Including wood repairs and siding replacements as a part of our specialty, adds to the convenience of only having to deal with one contractor for siding, wood trim, and exterior painting.

The largest portion of a home’s exterior is normally referred to in a house painter’s language is body. The body of a home is the exterior portion where a typical siding material is found. An exterior paint does not have to crack or chip before it looses it’s protection characteristics. Once this paint hardens, moisture can get through it, through tiny pores, like your skin, and through any fasteners used to attach siding to the wall of your exterior. A good clue determining if this exterior paint is in need of repainting, one could see paint fade. Before going any further, I’d like to stop right here, and mention something very important from a paint warranty standpoint. If you read any back of any paint can, no matter what quality it may have, you will see, there is no paint manufacture who warrants paint fade. Knowing there is no way they possibly can warrant a paint fading, because of the colorants used, and where the siding is located to various climate, weather exposures, and directions they face, this portion of a paints quality is not covered from a warranty standpoint, although a very good determination it’s too old. This is where so many exteriors get left in the dust, not maintaining, because not understanding exterior paint’s attributes and characteristics, “Well, it’s not peeling, so ok”

New Siding Replacements

New siding replacements are prescribed when this exterior paint has “Seen it’s last days” as well as the siding it was protecting. Once the paint protection is gone, leaving the Masonite™ siding compromised and exposed, this type of siding swells out like a sponge. The more “Swelled out” it becomes from it’s original thickness, the more deterioration and less cohesiveness it has, crumbling with the least amount of resistance, just like a rotten termite infested piece of wood. If not replaced, no paint will last it’s recommended length of time, none. Repeating, paint is only as good as the substrate it is covering. Sure, from a distance a new exterior paint job will look fine, but just don’t walk up close to the exterior, hoping a young neighborhood kid does not hit a baseball over on this surface. With the structure of material compromised, this baseball would leave a dent, just as would marble-size hail. This deteriorated siding must be replaced with new if your planning on keeping it, or even if your not. Selling a property with this siding replacement still needed, would short sale your value immensely, not retaining full value of a home. Keeping home value and protection at it’s highest, on occasions, new siding replacements may be necessary, or at least repairs.

Siding Repairs

Siding repairs on occasion will properly maintain what is already damaged if some swelling has occurred, nails sinking in, but certainly not bring it back to it’s original condition. The best house painting technique repairing siding is filling in nail holes that have sunk in using Crawford’s Exterior Spackle. This comes in a quart can, and is easily applied using fingers and a damp/wet rag, wiping off excess, drying to a flat finish. Filling in nail holes with anything else, like latex caulk does not permanently cure the problem, and from an aesthetic point of view, making it much worse over the duration. As paint ages and dries over time, the satin paint sheen flattens out to a dry flat paint finish. If caulk was used say 10 years prior, filling nail holes, that portion will continue to stay shinny, giving the appearance of a ••• Polka-Dotted ••• siding, as the paint ages and flattens out over time.

Painting Masonite™ Siding

Painting Masonite™ siding, several steps are involved to ensure lasting beauty and exterior paint protection dependent from your paints adhesion characteristics and local weather conditions. Depending upon where in the country you live, and what the normal humidity ratings may be, applying exterior paint under the lowest humidity ratings is always recommended. Every city in our country has a normal humidity rating, and if not sure where you live, check with your local weather forecaster. Some areas of our country may never see humidity ratings lower than 70%, such as in Houston or the Southern coast line. Relative humidity is probably the first factor people should take into consideration when painting exterior siding, as well as others listed below.

Masonite™ siding is a man-made product using wood fibers grown in the United States and abroad, going through an extensive milling and manufacturing process. Very high quality, and dense in nature, this exterior siding product comes to home improvement stores ready to be painted, having a grayish tinted primer painted on exposed surfaces. The following steps listed will insure proper care when painting Masonite™ siding.

Exterior House Painting Tips

Cleaning Masonite™ siding

Cleaning Masonite™ siding is done normally by using a high pressure power washer having anywhere from 1500-3500 psi. Careful not to get too close with spray nozzle, as this can damage the siding. A good rule of thumb is staying away at least 6 feet with spray tip. Most of the time no ladders are needed, for higher points of the home, a “Red” solid stream tip can be used, rinsing from the top down, dirt and debris. Using a mild Eco friendly soap or detergent scrubbing on to surfaces, rinsing off using high pressure washers is recommended. Cleaning Masonite™ siding allows proper paint

adhesion once dried, and cleaning siding is like having a clean painter’s canvas to start a new oil painting. Art paintings and a home’s exterior siding are existentially the same, only on a much larger scale, and having a clean canvas or siding allows to work with a clean slate, giving way for the final painting having much more appeal, quality and integrity.

Caulking Masonite™ siding

Caulking Masonite siding should be done 24-48 hours after any cleaning has taken place. Water from power washing can get in ends of boards next to trim or at bottom edges of siding, not wishing to trap moisture, as this will diminish the life of the caulk. Once caulking opens up, the siding is subject to potential harm and deterioration, so caulking on a dry surface is at the up-most importance. As the picture below shows, nail heads appear to have “Sunken in” possibly by the pneumatic nail guns having too high of air pressure. This is certainly not the case. What is going on is the exterior paint coating has lost it’s protection, allowing moisture to seep into nail shafts, causing Masonite™ siding to expand. Sunken nail heads is one of the first tale-tailed signs it’s time to repaint your exterior Masonite™ siding. If left unattended, these nail heads will continue to sink in because the siding is expanding like a sponge in water.

To properly fix these nail polyps or indention s, caulking is the last thing you will want to use filling them. Although the quickest, as a caulking gun dispenses caulk rather quickly, a can of exterior Spackle should be used. Spackle dries to a flat finish, and when painted, will never flash once paint ages, as caulk continues to be shinny. I’ve personally been an advocate and spokesperson having painting over 30 years, I’ve painted 1000′s and seen countless other homes having a poka-dotted look as exterior paint has aged, and caulk was used several years before filling in nail heads. Another good rule of thumb is caulk only at 90 degree angles, and not where to pieces of siding meet one another. As siding joints are staggered, no water can penetrate the wall surfaces underneath. Instead of caulking these joints, a metal sleeve can be installed during construction, never seeing these joints and edges again, allowing the ends to breath. Proper caulking of Masonite™ siding is the up-most importance, and your professional painting contractors know best.

Priming Masonite™ siding

Priming Masonite™ siding usually never needs this paint product, as it comes from the lumber mills sealed and primed. I have seen some extreme cases where the siding left unattended for many years, will need a primer coat before the final exterior paint coating. If Masonite™ siding has been neglected and nail heads appear sinking as mentioned above, the bottom edges of this siding normally appears that of a sponge, and should be sealed and primed before painting. This will also help the appearance of it from a aesthetic point of view, not to mention proper paint protection. This is why you may have seen a house getting painted, during the preparation process, looking like a scalded striped Zebra, priming Masonite siding is what is going on and needed.

Painting Masonite™ siding

Painting Masonite™ siding is the last most important thing protecting this high quality exterior sheathing lasting many years, normally the life of the home, if properly cared for. Applying the proper paint thickness paint coatings is key for the life of the paint itself. New construction normally has no requirements to the thickness of the paint, only applying enough to get by and home sold and occupied. Most paint manufactures recommend exterior paint coatings consisting of at least 9 mills dry, which wet paint coats would need 13-16 mills. This type of siding can be either brushed rolled or sprayed, knowing spraying with a cross hatch spray method, two coats wet on dry is the best for consistency and uniformity. Spraying is also more effective way keeping painting cost estimates down, not requiring near as long painting. Rolling and brushing methods take a considerable amount of time longer accomplishing, thereby costing more, as time is money, and money is time. Working from top down, side to side, if needing to stop for some reason, best to complete the entire section or side.

Exterior Painting Tips

Denver Colorado and Front Range offers several days painting exteriors throughout the year, even during the Winter months. Below, a few tips painting during these times. Denver and Colorado house painting season is normally Spring and Summer, and is generally thought as the best time to paint. While inside, most people think of interior house painting services during the Winter months, all for many different reasons. Exterior house painting is on most minds during this time. Enjoying more time outside, homeowners have the ability to inspect exterior siding and paint. Although painting in Denver, mild Winter temperatures in Denver and Colorado Front Range, painting the exterior of a home or business can be accomplished year round. In Colorado’s high country, this is a different story.

Only Spring, Summer, and early Fall months are best suited for exterior painting in Colorado’s high country, with high snow drifts, freezing temperatures, and uncertain weather conditions. Not allowing to paint until the snow is off the roof tops.

A little more creativity is given during Winter months, finishing exterior painting in Colorado. The following items require more creativity painting from October to February in Denver and Colorado’s Front Range, which also allows advantages painting the exterior during the Winter months.

1) Shorter days - Normally Denver painters like to start from 7-8am., and as early as possible painting a home’s exterior, however as Colorado time changes around Halloween in late October, Denver painters must wait till 8-9am. to start using exterior paint. Halloween is the countdown time we normally see our first snowfall, sometimes a few weeks earlier or later, October can offer some amounts of snow. 4) Low Temp Exterior Paint - Painting a home’s exterior during the Winter months, a good characteristic in a high quality exterior paint is having a Low Temp additive mixed in the paint. Sherwin-Williams and Kwal-Howell provide these additives that come pre-mixed, adding to the value and durability of paint and it’s curing. Low Temp additives are invisible and paint quality is not affected. The only difference allows quicker drying rates, as in all house paint, paint dries slower in cooler temperatures, than warmer ones. Painting a metal door during these temperatures should be dealt with some constant observation. Applying exterior or interior paint for that matter should be done during the warmest part of the day. Allowing the paint to cure and set-up before temperatures start to drop. Metal surfaces tend to conduct and hold ambient temps. the longest, whereby not allowing the paint to dry before it runs or sags. I know, because I’ve been there. Generally the front door is the last thing to paint on an exterior, but not so much during the Winter. Exterior Front doors should be painted during the most optimum weather conditions and temperatures.

5) Exterior House Paints - In Denver, painting one’s exterior, Colorado offers premium exterior painting conditions, in all seasons. Having a very dry and desert climate, it is very rare Colorado has high humidity, and ever a concern. A home’s exterior house paint generally dries to the touch within 15-20 minutes on an optimum day with 55 degree temperatures. This time tends to increase the cooler it gets, and is the main reason most Denver painters shut down painting operations around 3-4pm. during the Winter time, giving ample time for the new exterior painting coatings to dry properly, before the temperature drops to their lowest through the night. Knowing proper exterior paint drying rates is a plus for a long lasting exterior painting finish.

6) Exterior Touch-Ups – The best advice painting interiors or exteriors is using the same method first used. This can be done by spraying left-over product back into the paint can, which allows a brush touching up a spray finish much better.
