<p>Helping local residents with painting one&#8217;s exterior or interior for that matter, we gain a tremendous degree of satisfaction helping our community, transforming a dried, faded, and sometimes flaking paint, to better than new condition. Starting back right out of High School, partnering up with a H.S buddy I&#8217;ll name Carl, we remodeled a local Disco, named J. Raggs in Dallas back in late 76 after graduating. This was the start of something that has inspired me doing ever since, over 30 years. <p>Painting exterior siding on a regular 10-15 year basis, opposed to never painting siding until it is so dilapidated it must be replaced will cost much more in the long run. Many who never paint siding, have also not thought that once siding is replaced, it must be immediately painted, costing even more than replacing siding alone. What many do not understand is the exterior sheathing is the outer layer which keeps and protects the contents and occupants inside. This outer layer receives the brunt of all weather conditions your area dishes out, rain or shine. Most new siding comes pre-primed, ready to receive exterior paint coating. If the new siding never receives coating over primer, it&#8217;s set up for disaster. This is why most decide painting new siding, over primer; To protect the new siding for many years to come.</p>
<p>Re-painting older siding is a real plus, extending the life of that current siding you already have in place. Let me repeat; If you do not re-paint current siding, your siding will deteriorate, sometimes beyond restoration, requiring replacing with new siding, thereby costing much more in the long run. Having a quality painting contractor apply a professional exterior paint coating is much cheaper, that the alternative, removing old, replacing with brand new siding, saving thousands in the long run. Yea, most would conclude, some saying this is profound, but I wanted to put some actual numbers to this philosophy, showing in black and white, in a clinical blog table, if everything is the same. Same siding, same exterior paint, same contractor, same everything, only expanding the size of home, as naturally a larger home will cost more than a smaller one.</p>
<h4>Changing Motor Oil Similar to Painting Home&#8217;s Exterior</h4>
<p>Cannot stress enough, where ever you live in the country, painting your exterior should be top priority, instead of thinking of new siding whenever that may be. I know there are some who never change motor oil in their cars, as I have met only a very few. Those same people never give another thought of painting the exterior sheathing or siding of their homes either, getting back to the infamous cliche mentioned above.</p>
<h4>New Vinyl Siding is Cost Prohibitive</h4>
<p>Right, vinyl siding can be painted, lasting years, having a fresh new exterior house color, as we have painted many. However, installing vinyl siding, the cost is so prohibitive, one would need to live in their home 35-40 years in order to pay for it&#8217;s self, not having to ever paint the exterior again. Well, this calculation will be in the next chart I plan writing. But for now, this chart below does not include vinyl, only original quality wood siding that came on your home when it was built. And yes I&#8217;ve outlined in my table a comparison using 45 years from an exterior paint standpoint, knowing the fact every home must have some sort of siding, and protecting to last this long or longer, fresh new paint is key, and not installing vinyl siding to cover-up the initial problem, knowing at some point, your vinyl siding Will be painted, either by you, or the next owner of your property. As you can probably guess, I&#8217;m against vinyl siding, as it is flimsy, moves with the wind, cheap plastic that hardens and cracks as it ages over time. Furthermore, wood is much more durable than vinyl when it comes to hail storms.</p>

<h5>A.) Not Painting Exterior Siding</h5>
<p>Never painting exterior siding, there is zero painting costs associated with this, including scraping, caulking, priming, and weatherizing your exterior. However, you will be replacing, or having us or someone else replace your siding if you elect not ever painting it, becoming deteriorated that no paint will magically improve. Matter of fact, when we paint an exterior, our first SOP (standard operating procedure) is to power wash. With siding crumbling off in one&#8217;s hand, a light power rinse would tear this type of siding up to smithereens.</p>

<p><strong>√</strong> <span style="color: #ff00ff;">Paint is not smart. Paint is only as good as the substrate it is covering. Therefore, if someone asked us to paint this siding above, sure we could do it, for a price. Only difference is, if we were to paint this siding, no warranty would be issued, not even a week, no matter what type of exterior paint we would use. Life-time paint will crack, peel, and flake off just as quick as 15 year paint, knowing the siding has that <span style="color: #000000;">Apple Pie Crumble</span> on bottom. </span></p>
<h5>B.) Siding Replacement Costs-Highlighted in <span style="color: #ff0000;">Red</span></h5>
<p>Siding replacement costs are a direct result of not painting exterior siding or sheathing on a regular basis. National average wood siding costs per liner feet to remove, dispose, and replace new siding, which includes fasteners, vapor barrier under-lament, trim boards, labor, proper siding equipment and tools. Average home is considered 2000 sq. ft. of floor space. Calculating siding costs all the way up to 3000 sq. ft. as most homes fall within these living space averages. Sure there are much larger homes, and siding costs goes up proportionally for painting and or siding replacements.</p>
<h5>C.) Required External Painting Cost</h5>
<p>This is where I mentioned above, any new siding replaced is required to receive new exterior paint immediately after replacement, adding to the initial cost of replacing the siding. You just can&#8217;t get around it. All exterior siding is required to have a fresh pliable paint coating to protect the wood fibers underneath. Once new siding is replaced, the next important step is painting it, so you don&#8217;t have to replace this expensive feature of a home again! So, this required external painting cost for new siding replacement must be considered.</p>
<h5>D.) Siding Repair Costs, if Maintained-Highlighted in <span style="color: #0000ff;">Blue</span></h5>
<h5><span style="font-size: medium;">Best Scenario </span></h5>
<p>If siding is maintained properly, there rarely would ever be cost involved for replacements. Maintaining this external sheathing is best achieved by you guessed it, keeping it freshly painted. As paint ages, it dries out, usually fades first, becoming brittle. Any movement of siding caused by winds, temperature changes, will cause this aged paint to crack, peel, chip, and flake off, exposing the wood underneath. Once this happens, moisture is allowed into wood, thereby causing swelling like a sponge, deteriorating beyond repair.  If siding is painted on a regular interval, this deterioration will never happen, and subsequently never having cost associated with repairs, being zero.</p>
<h5>E.) Normal Exterior Painting Costs, over 45 years</h5>
<h5><span style="font-size: medium;">Best Scenario</span></h5>
<p>Generally speaking, a good quality exterior paint coating should last 10-15 years. With the advancement of paint&#8217;s chemistry by Sherwin-Williams, Benjamin Moore, Glidden and Valspar, exterior paints are lasting much longer today. So only needing 3 exterior paint jobs from today, fast forwarding to 2056, your exterior siding should not need replacing any time between now and then. Initial external paint costs may seem to hurt the pocketbook in the beginning, but your pocketbook will look much more handsomely 45 years later.</p>

<h3><strong>Signs Knowing When to Paint an Exterior Home</strong></h3>
<p>Several areas to look at determining if your exterior siding or sheathing needs painting. First, knowing how exterior paint reacts to the outside, and different weather conditions from intense Sun, to Rain and Snow is very helpful. The first sign exterior paint will show needing re-painted is fade. Yes, all paints have a tendency to fade, and exterior coatings fade much more quickly than interior ones, because of the extreme temperature changes, and UVA, UVB rays.</p>
<h3>First Signs of Paint Failure</h3>
<h4>No Paint Company, Warrants Paint Fade</h4>
<p>This is a very important painting tip to be aware of. I don&#8217;t care if you have just purchased the most expensive, double life time exterior paint made, if you carefully read the back of the can, limited manufacture&#8217;s warranty does not include paint fade. And again, paint fade is the first sign of a paint&#8217;s deterioration and chemical breakdown. What many top paint manufactures do warrant is the paint&#8217;s ability to adhere properly, as long as substrate is cleaned and sound. Most people can name these as chipping, cracking, peeling, and blistering. However, no paint in this world is not above, not fading. Therefore, keeping a fresh elastic weather-proof coating prohibits moisture from penetrating siding underneath. In the picture above, moisture did just that, through nail shafts, as the exterior paint first faded, then broke down, becoming flat, loosing it&#8217;s sheen and luster. Moisture staying inside, not drying out, Masonite™ siding opening up like a sponge, becoming brittle all within a few years, with nothing to do but replace it. Once exterior paint shows fade, you had better start thinking of having your home painted!</p>

<p style="padding-left: 30px;"><strong>When choosing exterior paint  colors for your home, several considerations and ideas should given.</strong></p>
<ul>
<li>First, if you  live in a covenant community, certain exterior paint colors may be  the only ones approved for those homes in that particular community. Consult with your  HOA if not sure, knowing they are happy to assist providing you with approved paint color matches and ideas.</li>
<li>If your not in a controlled HOA community, you still may  want to sample exterior paint colors on your home, as small paint chips  do not give the full picture of a larger paint sample next to your brick  or other colors near your home. Lighting also plays an important role when looking at paint colors, and this can be different in a store or on a piece of paper, rather than actually on siding or trim. If you are changing colors drastically, best to sample paint colors on your home before telling your paint contractor or paint store to mix the full amount, as this cannot be returned, and very difficult changing to another paint color match.</li>
<li>When choosing exterior paint colors,  getting samples from other similar painted homes you like is a good idea.  If you see a home&#8217;s paint color combination that is appealing to you, ask home  owner if they know of the paint color names or numbers. Most of the time homeowners will go  out of their way helping you with numbers, as this is a compliment to  their exterior paint color choice. Have seen once in my life where this happened, not as explained. Our painting customer liked a paint color combination of a home 1.5 miles away, with 300 homes in between them. Our paint customer went up to the door, asking if they could have the paint color numbers or names, and this individual was reluctant providing, as they thought these 2-3 paint colors were their very own. Hard to imagine paint colors having a patent. <img src='http://paintingdenver.net/blog/wp-includes/images/smilies/icon_razz.gif' alt=':P' class='wp-smiley' /> </li>
<li>One more thing to think about, when  choosing exterior paint colors for your home, is looking around at the colors of your natural surroundings. Trees, soil, grasses, landscape all lend their natural Earth tone colors to the pallet of colors to pick from. Take a look at your roof and brick or stone. These areas can be major portions of your exterior, that offer nice possibilities of color family choices. Remembering painting a home several years ago outside Castle Rock, nearest the foothills. The owner of the home, Jim, was also the owner of Fairfield Homes, for which we previously painted many homes and multi-family projects for them. Well, the owner decided to go with colors of Green for the body, and a burnt Red, closely matching the natural sandstone in the area. Jim&#8217;s home is situated closest to the foothills, near lots of outcropping sandstone, which the paint color combination made perfect sense. So, looking at your natural surroundings is ideal, especially not confined to an HOA&#8217;s paint color combination.</li>
<li>Many brochures have paint color combination choices. When opening these various brochures up, the 2-3-4-5 paint swatches grouped together is suggested by the paint manufacture as being like in nature, going well with one another. This does not mean your not able to pick from one group, adding to another. These are only suggestions.</li>
<li>Last, If you are planning on other exterior home improvements besides painting your exterior, such as replacing garage doors, gutters, siding or trim, best having these completed before painting. Inspecting trim and siding before painting exterior for possible deterioration is key, keeping everything running in the natural order of construction and exterior painting, saving time and money. Doing things in the proper order allows the most time saving means of completing everything as scheduled. Including wood repairs and siding replacements as a part of our specialty, adds to the convenience of only having to deal with one contractor for siding, wood trim, and exterior painting.</li>

<li>First color found in the body or main portion of the exterior, where the siding is painted. Other portions of the home&#8217;s exterior could be the garage doors, most soffits, porch ceilings, awnings, trellises, side entry doors.</li>
<li>Trim paint colors tend to be found on the facia and gutters, as both of these should match exactly, as you do not want to bring attention to gutters, but camouflage them, making them blend in. Other areas of trim paint colors could be found with window and door trim, columns, posts, flashing, decorative dental work for a complete exterior home design and paint decoration.  A third exterior paint color may be found at the front door, wood side vents, or an ornament decoration near the peak. Fascia diamonds that cover the seam at the top of some gables, as these can be painted a third paint color we call accent paint color.</li>
<li>Accent paint colors can be vastly different from the color wheel, and the main or body and trim color, which brings attention to these areas. Need to be careful, not overdoing the accent color of any exterior, as the exterior paint scheme may look too busy.</li>

<p>Maintaining your home&#8217;s exterior siding is an area that usually requires painting to some degree or another. The largest portion of a home&#8217;s exterior is normally referred to in a house painter&#8217;s language is body. The body of a home is the exterior portion where a typical siding material is found. Other portions of a home&#8217;s exterior can include exterior doors, windows, trim, vents, and shutters. Maintaining and painting all exterior surfaces, especially the body is mandatory for lasting quality and sound substrate.</p>
<h3>Painting Masonite™ Siding</h3>

<p>Painting Masonite™ siding makes up the majority of a home&#8217;s exterior painting, which this man-made product derived from natural wood fibers, most common siding in Colorado. These fibers are compressed, molded and shaped into a strong and durable sheathing, protecting the contents within the home. Normally this siding can be found at your local home improvement stores, Lowe&#8217;s and Home Depot. Various sizes and widths may need to be special ordered, as individual locations may only stock certain sizes. Most Masonite™ siding comes primed, having a gray tint paint color, allowing for a quality exterior painting.</p>
<h3>Understanding Exterior Paint</h3>
<p>Understanding exterior paint and how it ages over time will make perfect sense to the necessity of painting Masonite™ siding for a fresh, new, protective paint coat on your home&#8217;s exterior siding. Any exterior paint, no matter what quality and warranty it may have, ages over time. This aging process occurs over different climate temperatures, UVA/UVB rays of our Sun, and moisture, drying back out. All major paint companies spend millions of dollars each year on Research and Development (R&amp;D) testing their paint products, making sure they live up to the qualities and warranties provided. The longer an exterior paint keeps it&#8217;s elasticity and tensile strength, the longer paint protection it gives the siding and exterior surfaces or substrates. Once this elasticity is gone, the paint becomes hard and brittle, which is when it can crack and chip. An exterior paint does not have to crack or chip before it looses it&#8217;s protection characteristics. Once this paint hardens, moisture can get through it, through tiny pores, like your skin, and through any fasteners used to attach siding to the wall of your exterior. A good clue determining if this exterior paint is in need of repainting, one could see paint fade. Before going any further, I&#8217;d like to stop right here, and mention something very important from a paint warranty standpoint. <strong>If you read any back of any paint can, no matter what quality it may have, you will see, there is no paint manufacture who warrants paint fade.</strong> Knowing there is no way they possibly can warrant a paint fading, because of the colorants used, and where the siding is located to various climate, weather exposures, and directions they face, this portion of a paints quality is not covered from a warranty standpoint, although a very good determination it&#8217;s too old. This is where so many exteriors get left in the dust, not maintaining, because not understanding exterior paint&#8217;s attributes and characteristics, &#8220;Well, it&#8217;s not peeling, so ok&#8221;</p>
<p><strong>NOT!</strong></p>
<h3>New Siding Replacements</h3>

<p>New siding replacements are prescribed when this exterior paint has &#8220;Seen it&#8217;s last days&#8221; as well as the siding it was protecting. Once the paint protection is gone, leaving the Masonite™ siding compromised and exposed, this type of siding swells out like a sponge. The more &#8220;Swelled out&#8221; it becomes from it&#8217;s original thickness, the more deterioration and less cohesiveness it has, crumbling with the least amount of resistance, just like a rotten termite infested piece of wood. If not replaced, no paint will last it&#8217;s recommended length of time, none. Repeating, paint is only as good as the substrate it is covering. Sure, from a distance a new exterior paint job will look fine, but just don&#8217;t walk up close to the exterior, hoping a young neighborhood kid does not hit a baseball over on this surface.  With the structure of material compromised, this baseball would leave a dent, just as would marble-size hail. This deteriorated siding must be replaced with new if your planning on keeping it, or even if your not. Selling a property with this siding replacement still needed, would short sale your value immensely, not retaining full value of a home. Keeping home value and protection at it&#8217;s highest, on occasions, new siding replacements may be necessary, or at least repairs.</p>
<h3>Siding Repairs</h3>

<p>Siding repairs on occasion will properly maintain what is already damaged if some swelling has occurred, nails sinking in, but certainly not bring it back to it&#8217;s original condition. The best house painting technique repairing siding is filling in nail holes that have sunk in using Crawford&#8217;s Exterior Spackle. This comes in a quart can, and is easily applied using fingers and a damp/wet rag, wiping off excess, drying to a <span style="text-decoration: underline;">flat</span> finish. Filling in nail holes with anything else, like latex caulk does not permanently cure the problem, and from an aesthetic point of view, making it much worse over the duration. As paint ages and dries over time, the satin paint sheen flattens out to a dry flat paint finish. If caulk was used say 10 years prior, filling nail holes, that portion will continue to stay shinny, giving the appearance of a ••• Polka-Dotted •••  siding, as the paint ages and flattens out over time.</p>
<h3>Free Exterior Paint Job in Aurora</h3>
<p>Getting a Free exterior house painting job in Aurora Colorado is rarely unheard of, especially in today&#8217;s market. Both my customer and self were both trilled we were able to combine the two. Exterior siding is much more expensive to remove, replace, and dispose of old, we were able to comp. out the exterior painting of this home on Pagosa Way, charging normal exterior siding installation, having a brand new substrate to work with, and honoring the paint&#8217;s warranty. Keeping the exterior paint fresh and new, will add many additional years of siding protection as previously described above. If new siding was not used, and only paint, this paint coating would not have any warranty whats-so-ever, being only a temporary fix to an on-going concern.  Exterior painting along with new siding can add up very quickly, and trying to work with everyone&#8217;s budget, my heart goes out to everyone, helping all those who need this siding and painting service, protecting one of their largest investments, a home. Certainly not charity, giving away a free exterior paint job in Aurora, but also not charging a premium price when allowed.</p>

<p>Cleaning Masonite™ siding is done normally by using a high pressure power washer having anywhere from 1500-3500 psi. Careful not to get too close with spray nozzle, as this can damage the siding. A good rule of thumb is staying away at least 6 feet with spray tip. Although the quickest, as a caulking gun dispenses caulk rather quickly, a can of exterior Spackle should be used. Spackle dries to a flat finish, and when painted, will never flash once paint ages, as caulk continues to be shinny. I&#8217;ve personally been an advocate and spokesperson having painting over 30 years, I&#8217;ve painted 1000&#8242;s and seen countless other homes having a poka-dotted look as exterior paint has aged, and caulk was used several years before filling in nail heads. Another good rule of thumb is caulk only at 90 degree angles, and not where to pieces of siding meet one another. As siding joints are staggered, no water can penetrate the wall surfaces underneath. Instead of caulking these joints, a metal sleeve can be installed during construction, never seeing these joints and edges again, allowing the ends to breath. Proper caulking of Masonite™ siding is the up-most importance, and your professional painting contractors know best.</p>

<p>There is much to be said for exterior painting in Denver Colorado Springs, covering the Colorful State of Colorado. Colorado offers a picturesque setting painting many home&#8217;s siding and trim either up in Colorado&#8217;s High Country, or down in Denver and Colorado&#8217;s Front Range. The Spring, Summer, and Fall months offer premium weather conditions above Denver in the Colorado Rocky Mountains. However down at the Mile High City, Denver and the Front Range offers superb exterior painting year round.</p>
<h2>Exterior House Painting Basic Steps</h2>
<p>We will go in chronological order with basic steps one needs to take, providing excellent paint protection for a home&#8217;s exterior siding and trim. Before getting started, this can be an overwhelming task for the DIY (do-it-yourself-er), so don&#8217;t say I didn&#8217;t warn you. Exterior painting should be left up to the Professional Paint Contractor if homeowner has no previous home improvement and painting experience. <p>having to go back over fixing what has already been done, if the lines are not straight, and paint coatings are not consistent and uniform. I have seen some loo-loos in my time, mostly resulting from inexperienced homeowners, always leaving the door wide open with the suggestion as to the previous owner or neighborhood school painter on Summer break. Below, are the basic steps one should take, painting the exterior</p>
<p><span id="more-2156"></span></p>
<p>of a home in Colorado, as there is no deviation to these steps from most Professional <a title="Denver Painting Contractors" href="http://paintingdenver.net/">Denver painting contractors</a>.</p>
<h3>Power Washing:</h3>
<p>Before picking up a spray gun or paint brush, one must clean the siding, normally done by power washing. Using a high pressure washer having anywhere from 2000-3300 psi. Great care needs to be given, never touching tip when dispensing high pressure spray. This can inject water into the skin, causing water in the blood, and this can be very serious. So keep hands, arms, and legs away from spray tip when power washing the house. This safety measure also applies to airless spray guns, getting skin too close to spray tip, paint can be injected into skin and bloodstream as well. Now power washing is not intended to peel the old paint off, however if flaking paint is present, a high pressure wash will remove a lot of this old paint. This procedure normally takes approximately 30-45 minutes going around the home, from ground level. You do not need to get up close and using a ladder, as this can harm the wood getting spray too close. Also using a Red Tip for second stories, and a Yellow or Green Tip for closer surfaces. Power washing is meant to clean the dirt and grime off the surfaces, sometimes using a chemical wash additive. Power washing is important, like having a clean canvas to paint on, or a clean exterior siding to repaint.</p>
<p>Now the exterior siding and trim is clean, you should wait 24-36 hours before you do <span style="text-decoration: underline;">anything</span> else. I know you may want to do something else, but relax and forget it. Wait 24-36, as everything else will adhere and have much stronger adhesion capabilities if you wait, letting surfaces to dry back out.</p>
<h3>Scraping:</h3>
<p>Now the substrate has dried, it is time to go over all surfaces scraping all wood surfaces where exterior paint has  &#8220;Lifted up&#8221; but not actually peeling up, commonly referred to as &#8220;Blistering&#8221;. Old aged paint has a tendency to pull away from the wood surface, especially not having a bonding primer applied first on wood surfaces. This is the first sign, hard to see, paint deterioration, that must be removed before any new paint coating is applied. If old lifting paint is not scraped off, new paint will lift be lifted off <span style="text-decoration: underline;">with</span> older in a very short period. So trick is getting all old, aged, lifted paint up, cleaning substrate below, using sandpaper and or wire brush. This will insure the surface will accept exterior primer and bond properly.</p>
<p><em>Haha</em>, you thought that was all for scraping? Not quite. All old caulk that has separated from one substrate or another, normally found in corners of the home&#8217;s siding, or at 90 degree angles where trim boards are present, this caulk needs to be removed. Caulking over old separated caulk with new caulk is like putting a band-aid on a broken arm. The reason is caulk tends to follow separation, and as the old caulk continues to pull away, so does the new caulk in record time. Caulking over old separated caulk can look good at first, but worthless as tits on a boar hog, not lasting a flipping year before you see cracks in your caulk. Therefore, take that extra time involved, and scrape all old caulk that has separated, replacing with new.</p>
<h3>Caulking:</h3>
<p>After all scraping has been completed, caulking all 90 degree angle wood joints is next on the list. Caulking around windows and door frames is a must. This seals out moisture, and drafts, making all interior crevices protected from the outside elements. One of a professional <a title="Denver House Painters" href="http://paintingdenver.net/">house painters</a> tricks when caulking is taking a damp or wet rag and wiping caulk to a smooth uniform finish. This also applies to caulking interior trim surfaces as well.  Wiping off any excess caulk that may have found it&#8217;s way on other outside surfaces using same wet rag is best before any outdoor painting begins. Caulking is to exterior painting, as an artisan prepares for the first paint colors to be applied, making sure the canvas is all prepared. A good or bad caulking job can make or break the final outcome of an exterior paint job, so pay close attention to the smallest of details when caulking.</p>
<p>A good caulk we like using is either Sherwin-Williams 950A Pro Select or Comex 45 year, both a  flexible acrylic caulking compound, specifically formulated with   silicone with the latest research and development of waterborne sealants.    These silicone improvements offer added paint-ability, durability and adhesion   in all applications.  These caulks are also treated with a mildew-cide having a negative effect to mildew growth. Caulks are generally easy to work with, having very little solvent odor, and cleans easily with water before it has time to set up and dry. Caulk dry times increase the cooler the outside temperature is, and shorter times the warmer the ambient temperature is, normally 45 minutes on a 60 degree day. Noting, you should never attempt to caulk during high humidity, rain, or freezing temperatures. Caulking during these times can and will impede the lasting qualities these exterior caulks will have. Not wearing dentures yet, I don&#8217;t think freezing my Fix-O-Dent before using, would last the normal time-frame either. <img src='http://paintingdenver.net/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<h3>Priming:</h3>
<p>This is where the meat and potatoes for quality painting preparation. Normally most exteriors do not need a complete exterior priming job, although we have required some to meet our workmanship warranties. A good rule of thumb we use is, if more than 25% of the exterior needs priming because of bare wood, oil spots coming through siding, the whole exterior shall receive bonding primer. When using Life-Time-Warranty paints, priming is not required, as the Duration, and Legacy paints from Sherwin-Williams and Kwal Howell has primer built right in. Either way, priming the whole exterior or using Life-Time-Warranty paints is not cheap by no means. Exterior trim is normally the first area to require painting, as is from dimensional raw bare wood, normally never primed before. Priming bottom of siding edges is very important as well, sealing those opened edges before the exterior finish coats are applied. Most of the time spot priming is needed where paint has been scraped off. Loading up liberally, priming over caulk as well, helps seal caulk for paint-ablity and durability, helping keep the caulk&#8217;s elasticity.</p>
<h3>Masking:</h3>
<p>Masking off areas not to receive paint is very important, cleaning off paint is very time consuming, eating away the time it take to complete the exterior painting job. I have seen novice painters mask windows using 12&#8243; paper, leaving big squares of opened exposed glass and window frames open. This<span style="background-color: #ffffff;"> </span><span style="background-color: #ffffff;"><span style="background-color: #ffffff;">e</span>xterior tip </span><span style="text-decoration: underline;">not</span> to do, is very easy falling victim, opening up, exposing large areas of clean-up. It is always a company requirement with Eco Paint, masking off windows 100%. Masking off roofing where exterior siding meets the roof usually on upper stories is also a requirement. Also masking off concrete, walkways, flagstone, patios, decks, and vegetation growing close to the home are other areas to mask off, protecting from paint splatters and over-spray, goes without saying. Automobiles not able to be moved is also a concern to mask over, normally using large plastic drop film.</p>
<h3>Exterior Painting:</h3>
<p>Knowing this, when <a title="Painting Exterior" href="http://paintingdenver.net/exteriorpainting.html">painting exterior</a> home&#8217;s siding, we like upgrading our customers to a Life-Time-Warranty paint for the trim. Never scrimping on exterior paint quality, we use Sherwin-Williams, Kwal Paint, or Benjamin Moore. Although there are other very high quality paints available such as Valspar, Glidden, Behr, and Devoe, all have their Low, Mid, and High Quality grades, similar to stopping at the gas pump. Remembering driving up to the filling station, meeting the &#8220;Man Who Wears the Star&#8221;, wiping off your windshield before asking what grade of gasoline you would like&#8221; Texaco and Eco Paint have very similar characteristics.</p>
<p>Once all steps of preparation is finished, it&#8217;s time to break out the paint brushes, paint rollers, and spray guns. Normally the main body is sprayed, using a &#8220;Cross-Hatch&#8221; spray pattern, laying a consistent, uniform and even paint coating, working from one side of the home to the other. On warm days, once you get to the end of the final side, you can go around once again, applying the second coat. Latex, Acrylic paints dry by touch within a matter of minutes the warmer the temperature is, which in this case, a 50-60 degree F., day Latex paint should dry within 30-45 minutes.</p>
<p>After two coats have been applied to the main portion or body we call it, it&#8217;s time to remove the masking tape, paper and plastic covering any trim. Brushing and or rolling all trim, gutters, facia, flashing, doors is next on the list. This area of exterior painting is by far the most time consuming, and thus exterior trim <a title="Exterior Painting Costs" href="http://paintingdenver.net/blog/exterior-painting/denver-exterior-painting-costs/">painting costs</a> are more than actually spraying the body.  I could talk your ears off painting the exterior, but will leave some left for another day and another article.
