This exterior siding is repairable to ease anyone’s mind, so bare with me. At first glance, one may think the siding installer’s air compressor air pressure was set too high.  Normally setting air pressure for pneumatic nail guns about 40-45 psi, these guns do not operate at too low or too high air pressure, so this is not the case.

What is going on this Masonite™ siding is exterior paint has completely dried out like a chalkboard. New homes are generally “Fog coated” with the thinnest layer of exterior painting possible, as no mill thickness quality control is in place with most production home builders.

The least amount of exterior paint dries out much faster, giving that chalkboard look and feel. What takes place after paint has dried out, a further breakdown occurs with exposed nail heads. The Masonite™ siding is a superior exterior siding, however without the proper paint coating protection, nothing will hold up. Moisture follows the line of least resistance, soaking around nail shafts, thereby swelling out siding like a sponge. If this is allowed to continue, siding will be non-repairable, and not even paint-able, so remember;

The highest quality exterior paint is only as good as the substrate it is covering

How to rectify this problem so swelling does not continue is to fill these nail head polyps with the proper filler. Most unfamiliar painters will try dabbing a touch of latex caulk in and around nail heads. The problem with this, is exterior caulk stays shinny for the life of it, and exterior paint dries out at some point. What you will have after a new exterior paint job will look OK at first, but just wait a few years till the next time to paint, and you will have a pok-a-dotted exterior home with shinny spots everywhere a nail was covered.

The solution is to use an approved exterior Crawford’s Exterior Spackling. Crawford’s Exterior Spackling provides the most common and popular exterior filler, coming in a quart can. Taking a little longer to apply, than an ever so quick and easy caulking gun, Crawford’s Spackling dries very quickly to a flat finish. As new exterior paint dries out, nothing stands out starring you in the face, like the pok-a-dotted Dalmatian greeting you everyday as you drive up. Terms Stucco and EFIS are commonly interchanged, being very similar, having common characteristics.  And information below applies to both Stucco and EFIS. EIFS is the acronym for “Exterior Insulation and Finish Systems”, Ok, with that out of the way, we can get down to business, and now we all know what the world EIFS stands for.   Thanks for dropping by, and hope you find this informational. Would like to hear from you. This system employs several materials for home’s exterior surface, making a fresh new, crisp look that adds value to any property no matter where it may be located.  From 4′ X 8′ Styrofoam sheets  nailed on top of rolled out Tyvek sheathing. Styrofoam is then covered with a 8 gauge mesh screen, attached by staples to hold in place. The fun begins applying EIFS Stucco like mixture, troweling on at an even thickness.  Colorants can be added to this mixture, but not recommended, as will be explained further below in article. EIFS  adds long lasting characteristics from most any climates, which is also wind resistant. If cared for properly, this exterior substrate will last indefinitely.

• Your choice of color – EIFS can be painted with any color,  mixed at your local favorite paint store location.
• Protection from the elements – EIFS is best coated with an Elastomeric paint coating, having the ability to expand and contract 7 times it’s original size in a flat sheen appearance.

• Long Duration to a true Stucco like texture, giving a look of Western Culture and neutral color schemes throughout the U.S.
• Can easily repair tiny cracks from settling, and will never experience wood decomposition, or peeling paint of any sort.

Important EIFS Painting Tip:

If you are building new, or having this type of exterior installed on your current home, do not add paint colorant to EFIS Stucco Mixture. Although may be less expensive in the short term, as this settles, one can easily repair tiny cracks and touch up paint if exterior was originally painted after EFIS was installed. If color additives added in Stucco Mixture, repairs will be seen as an eye-sore until complete exterior is painted, so it makes no sense to add color into EFIS Mixture.

Most people do not think of this until it’s too late, and having to re-paint for a complete and uniform look anyway, in only a short few years after settling has occurred.  Furthermore, no paint touch-ups can be done once Mixture is applied, as this can never be match properly, so a complete exterior painting job is in-store. Therefore, painting new EFIS may seem an extra step, but will add significant savings in the short term.

Painting Exterior EFIS:

• Cracks larger than 7 millimeters thick, an Elastormeric Textured caulk can be used filling all voids, leaving similar texture as rest of surface.
• Cracks smaller than 7 millimeters can be filled with a quality Elastomeric paint, as paint product is being applied.
• Application of Elastomeric paint is properly applied by a spray method and actual back roll method. Using both forms of application insures proper coverage, filling any voids such as cracks mentioned above.
• Depending on exterior surface, a test portion is recommended, as paint can change appearance, and a flat paint or Elastormeric is suggested.
• Employ a Professional Painting Contractor, having vast experience, as this is not an easy one-man weekend painting job.

built right into formulas, every paint requires proper primer on substrate, under lament, or bare surface.

Good rule of thumb, “Primers bond better to substrates than quality house paints do, and quality coatings bond to primers much better than substrates themselves. When your doing siding repairs, most new siding has a factory primer, making repairs and replacements less costly, not having to prime. Many other primers are described below for drywall to siding, exterior painting and metals, naming general types, and not suggesting name brands.

Aluminum, Galvanized Steel

Clean surface, especially new rolled flashing and Galvanized surfaces, removing the oils that are applied in the factories, during production. Best cleaner is 50% vinegar and 50% water using a quick wipe down method.  Also remove any crayon wax markings, and oxide powder applied from factory. Apply an Acrylic Latex rust-inhibitor primer, allowing to dry, and top coat with a quality 100% Acrylic Exterior finish coat.

Drywall

Drywall mud and textures are a very porous material when dried. Priming before and after textures provides two different benefits. Priming before texture, allows texture to be applied more evenly, and allows texture to bond better to primer than drywall itself, especially when doing a knock-down texture, scraping points off with broad knives. Priming after texture allows paint finish coats to go on more evenly, without soaking into texture, not having dull and shinny spots. Drywall primers are generally flat PVA primers which dry rather quickly, and have spread rates of 250-300 square foot per gallon.

Ferrous Metal

Clean surface, typically found with steel pipe handrails, outside stair stringers, and I beams.  Removing as much rust as possible, a power tool works well for large areas, and steel wire brush for smaller ones. Remove dust from scraping, and apply 2 coats of rust-inhibitor primer, allowing to dry before applying top coats.

Masonry

These surfaces are typically very porous and require a block filler that will seal cracks and crevices before finish coats. Normally these coatings use a spread rate of 100-150 square foot per gallon, and a spray and back-roll method is recommended. Finish coats will cover more uniformly and not see any dull spots to shinny ones.

New Wood

A high quality latex or oil based wood primer. Make sure primer has stain blockers when covering stains, open grains, and sappy woods. Using Alkyd oil based primers, latex finish coats can be applied over, but not the other way around. Typically spray, brush or roll methods of application. If siding has no factory primer, best applying thin coat for adhesion properties.  If new Cedar Siding is used, no need for primer when using Solid Body Stains, as you want some of the stain to soak into the wood, and not lay directly on top of surface.

Repaint

Need to check what is previously used, as to above (New Wood). Scrape all loose mills currently peeling up, and those that have air pockets lying underneath, ready to peel up. Sand and feather edges, so when painted, mill thickness differences will not be seen.  Priming entire surfaces are not required just because paint has become dried and chalky. Only when bare substrates are exposed, but if so many bare substrates on a particular wall or structure, it may be wise to prime entire substrate. Primers will maximize adhesion and uniformity appearance.

Weathered Wood

Best to sand down to new wood grain, allowing bonding primers to adhere and bond to substrates properly. Mostly found on trim, scraping, sanding, and feathering mill thickness edges before applying Alkyd or Latex primers. Also best to purchase top quality primer, which provides better bonding characteristics to substrates.

1. Square Footage: Paint estimates usually include calculating floor square foot or wall square footage, both should be consistent in contractor’s price estimates. We calculate both ways, double checking ourselves, making sure we are not over estimating, nor leaving too much on the table for a superior quality job that will last for years to come.
2. Surfaces to be painted: Typically 2 areas of major concern estimating exterior painting which  are walls, and trim.  Generally speaking, it is least expensive painting both all at one time, than individually as set-up and preparations are concerned. Sometimes a painting contractor can make special arrangements coming back if an advance agreement and notice is given, however this is on an individual basis.
3. Any Special Repairs: There are many other specialty tasks a full fledged painting contractor should be able to complete while performing an exterior painting job. They include power washing, scraping, priming, caulking, and any siding wood repairs associated , completing such exterior painting jobs.  This is important to know so that multiple contractors are not required, when in fact all of these special repairs listed, should be able to be done by a competent and seasoned painting contractor. Some call themselves painting contractors, but only paint and nothing else.
4. Type of Exterior Paint: Paint prices vary and so when a painting contractor is determining an interior painting estimate, this information needs to be disclosed when painting contractor is calculating estimate.  Typically Life-Time warranty paints cost twice as much as standard 15-25 year warranty exterior paints.  Sherwin-Williams™  has a 15 year warranty called A100.  Sherwin-Williams™  also has it’s 25year Super Paint which is priced very close to the same, thereby making little to no difference in this upgrade.
5. Custom Exterior Painting and Weatherizing: Several things need to be considered determining an exterior painting estimate. They include how many colors are needed, as using more colors takes more time and materials. Time is money, and materials used is a direct expense to the painting contractor completing a such  exterior painting jobs. Any special paint finishes too, add to the bottom line in determining an exterior painting job.  These special finishes include Elastomeric coatings, designed for Eifs and Stucco, and special epoxies and deck stains and finishes.  Ordinarily all premium exterior paints are a 100% Acrylic Latex with a 100% solid base, giving lasting beauty and protection.
6. Reputable Painting Contractor: This area is the last, when getting an exterior painting estimate, but must include the following. Most reputable painting contractors are all within the same price range. However, there are some who are actually “Hobo Painters”, calling themselves painters, but can do the same job in half the price, not having required credentials running an operation. This puts homeowner at risk, if something were to happen, in that if the Hobo Painter cannot or does not have proper credentials, and a mishap were to happen, he/she probably would not have the money out of his/her own pocket to rectify the accident. So having proper credentials does add to the bottom line cost to the painting contractor, but also protects the consumer.
